Grow Units leases out lots or "Units" of land to farmers/growers who need the space to build their own grow buildings. The Grow Units crew installs all underground utility conduits, roads and parking areas and our contractors will complete the buildings as requested, and it takes only eight weeks to complete! Clackamas County requires each agricultural building to be owner occupied, therefore there is never a lease on the building, only on the lot. This allows each building to be "owner operated" which keeps our entire farm and all the buildings permitted as "agricultural" in perpetuity.
Including the main buildout, spray foam, main electrical, rain drain, and bathroom, each 48x72x26 building costs approximately $160,000, and each 48x132x26 building costs approximately $260,000.
The land lease is for the footprint of the building only. And for the first 72 months of rent payments there is a 50% to 60% rent reduction applied which essentially pays you back for any of your primary buildout costs. This means you could have a 6900 sq' building (including the upstairs) and pay only approximately $1500 per month in rent (for the ground lease), or a 12,600 sq' building (including the upstairs) and pay approximately $3,000 per month (for the ground lease). Each tenant receives up to 12-months FREE RENT for construction and OLCC licensing.
We currently have over 25 buildings up and operational already and everyone here loves the program.
Each of our building sites has already been granted suite numbers by the county and fire department. Leasing land and getting your own address for the OLCC is easy to do. A refundable security deposit will get you in the door. At this time you will also be given all the required documents to attain your OLCC license. This includes the water rights authorization, exclusive easement authorization, land use compatibility authorization, construction blueprints and floor plans, GPS coordinates, exterior light plan, etc.
We pay for all the property taxes on your leased lot and for the rest of the farm land as well, however property taxes on the building that you own and customize are paid by you. Each building will has it's own metered power, water, gas, phone, internet, security fees and property taxes.

No campers, motor homes, or permanent containers allowed outside the buildings.
The farm has a key-code security gate, security cameras and 24 hour presence.
Growers are responsible for the security of their buildings. Systems may be installed.
Growers are responsible for their own weekly garbage service. Bins must be locked.
Each unit will have exterior security lights operating during hours of darkness.
Electricity is from large primary PGE power lines. Very low risk of power outages.
Electricity is metered by PGE. Here you can view sample commercial electrical rates.
Water is metered at each building and is based on the Boring Water District rates.
Water is from the 550' Deep Troutdale Aquifer. Extremely pure water - TDS less than 100.
Each unit has power, phone, security lines, fiber optics, water, and natural gas (optional).
The buildings are engineered to support solar panels which may be installed at any time.
