Grow Units leases out lots or "Units" of land to farmers/growers who need the space to have their own grow buildings or processing location. The Grow Units crew will install all underground utility conduits, roads and parking areas and our contractors will complete the buildouts as buildings are requested. Clackamas County requires each building to be owner occupied, therefore there is never a lease on the building, only on the ground lot. This allows each building to be "owner operated" which allows us to keep our entire farm and all the buildings permitted as "agricultural". Once the building is constructed it is sold to you for $1 and a Bill of Sale is recorded with the county recorders office. If ever the lease is terminated then you must sell the building back to us for $1.
For our phase-1 buildings we have engineered plans for two different sizes of buildings, 3450 and 6330 square foot, each with 18' eaves and 26' peaks. Two or more of the buildings can be connected for expanded operations. Your second building can be constructed (in the future) next to the first one in order accomplish this. For all construction the tenants will deposit the required funds with Santiam Escrow company before construction begins (otherwise you can simply prepay the contractors). The escrow company will in turn pay the contractors when they complete the buildout. No credit with the contractors will be allowed. This will prevent any liens from being filed on the property.
Each of our building sites has already been granted suite numbers by the county and fire department. Leasing land and getting your own address for the OLCC is easy to do. A $5,000 refundable security deposit and a $5,000 utility deposit will get you in the door. The utility deposit will allow us to start installing the power, gas, water, fiber optics and phone lines to your building site, as well as help to cover the cost for roadways and your parking area. At this time you will also be given all the required documents to attain your OLCC license. This includes the water rights authorization, exclusive easement authorization, land use compatibility authorization, construction blueprints and floor plans, GPS coordinates, exterior light plan, etc.
We are currently offering leases at $1.50 per square foot, for turn key buildings, and we guarantee there will be no annual increases greater than 5%. And if the market ever drops then we will lower the rates. We will always keep our rates lower than other comparable rentals in the area. We wish to have happy long-term tenants far into the future. This has been our policy for the other commercial rentals we have in the area and it has resulted in 100% long term occupancy.
We pay for all the taxes on your leased lot and for the rest of the farm land as well, however taxes on the building you own and customize are paid by you, the tenant. Each building will have it's own metered power, water, gas, phone, internet, and taxes.
Most of our phase-1 building sites have been taken. but if you are interested in either Phase-1 or Phase-2 sites then please contact us and we will be happy to get you on the priority list.
Lease Agreement Items Include:
$1,000,000 Insurance policy required naming us as additional insured.
No campers, motor homes, containers or outside storage allowed outside the buildings.
The farm will has a key-code security gate, security cameras and 24 hour presence.
Growers are responsible for the security of their buildings. Systems may be installed.
Growers are responsible for their own weekly garbage service. Bins must be locked.
Each unit will have exterior security lights operating during hours of darkness.
Electricity is from large primary power lines. Very low risk of power outages.
Electricity is metered by PGE. Here you can view sample commercial electrical rates.
Water is metered by Grow Units and is based on these Boring Water District rates.
Water is from the 550' Deep Troutdale Aquifer. Extremely pure water - TDS less than 50.
Each unit has power, phone, security lines, fiber optics, water, and natural gas (optional).
The buildings are engineered to support solar panels which may be installed in the future.
Rent is due on the first of each month. A $20 per day late fee will be added to the rent.
After 10 days of non payment the land lease is in Fault. After 15 days: termination notice.
After 15 days from termination notice the building will be cleared out if needed.
Illegal activity is prohibited. Growers must comply with State/County/OLCC.
